Sun City Slab Leak Checklist
Most Sun City and Sun City West homes were built between 1960 and 1989. The plumbing under those slabs is mostly Type-L copper, often with un-insulated runs that have been rubbing against rebar for fifty years.
Symptoms to watch for
- Hot spots on the floor — usually the first sign
- A water meter that ticks even with everything off
- Unexplained jumps in your water bill
- The sound of running water when nothing is on

- Pressure-test the system to confirm a leak exists
- Acoustic locate to find it without busting the slab
- Discuss spot-repair vs re-route based on access and pipe condition
- Coordinate with your insurance and HOA where needed
